  • Q1. What am I purchasing?
    You are purchasing an Estate in Freehold comprising of the home and land to be described on the Certificate of Title.
  • Q2. Does the purchase price include GST?
    Yes.
  • Q3. When will the development start?
    Construction is planned to commence in the 2nd Quarter of 2023.
  • Q4. Has a construction company been appointed?
    The Developer and Meridian Construction Ltd will confirm their arrangements, to jointly specify and plan the construction programme.
  • Q5. What is the estimated completion date?
    The estimated completion date is approximately 12 months from the date of commencement of construction of the project.
  • Q6. Are the prices fixed, or could we be subject to price increases throughout the build?
    See Schedule 4, Further Terms Of Sale – clause 24.2 within the Tender document.
  • Q7. Is my deposit safe?
    Yes. Your 10% deposit will be held in the developer’s Solicitors’ Trust Account securely and independent of the development. Net interest accrued until settlement will be credited to yourself and deducted off your purchase price on settlement.
  • Q8. Can I make changes to my home design?
    There are customisable options to the specifications available at the time of Tendering to purchase. Talk to us about the details that will make this home just right for you.
  • Q9. Can the developer make variations to the outline specifications?
    If any materials referred to in the Plans and Specifications are unable to be procured on reasonable terms in a timely manner or are prohibited by law or other requirement, the vendor may substitute other building items provided they are of a standard as near as reasonably practicable to the building items referred to in the Plans and Specifications.
  • Q10. How will I be kept informed of the progress of the build?
    You will be provided with a timeline of estimated key construction milestones. You will be able to view your property on a pre-settlement basis nearing completion of the building process.
  • Q11. What are the Building Warranties?
    The Siota residences have been designed by Young & Richards, architectural designers, and will be built by a reputable Master Builder. They will fully comply with the weather tightness and durability requirements of the New Zealand Building Code as part of obtaining a Building Consent. The builder will provide a Weathertightness Warranty for 5 years upon completion of the building. Warranties are provided by the construction company, along with the suppliers of materials and products for the construction of the buildings. Some building materials e.g. electrical and plumbing, are warranted by the suppliers within their Producer Statements. There are implied warranties in the agreement for sale and purchase under The Building Act 2004. They are for 10 years and cover almost all aspects of the building works for compliance with the building code. Owners will receive warranties on appliances and chattels used in the construction of the homes and provided by the suppliers.
  • Q12. Builder’s Maintenance Warranty
    The builder will provide a Builder’s Maintenance Warranty providing 12 months for notification and rectification of defects. All building warranties will be in accordance with the New Zealand Building Act, 2004.
  • Q13. Masterbuild Guarantees and Warranties
    A 10-Year comprehensive building guarantee and warranties will be issued upon completion of the building.
  • Q14. Is there a Body Corporate?
    No. There is however a Residence Society for the development. There will be an annual fee, which pays for maintenance of the shared areas such as gardens on and around the driveway, storm water pumps and drains and power for the driveway lighting. Building insurance and administration of the Residence Society will be included in the annual cost.
  • Q15. Am I allowed to keep pets in my home?
    Yes, ownership of pets at your home, is at your discretion.
  • Q16. What happens to rubbish and recycling?
    The homes are provided with two bins by Auckland Council. The council provides a collection service for both rubbish and recyclable items.
  • Q17. What Internet and media connections are supplied to my home?
    The following will be connected to each home: - Chorus fibre network providing hi-speed internet connection.
